Minister for Municipal Administration and Urban Development (MA&UD) Ponguru Narayana said that the Andhra Pradesh government is transforming Amaravati, Visakhapatnam, and Tirupati into mega-cities by ensuring transparent governance, attracting investments, developing infrastructure, and creating a favourable environment for the residents.
He visited the stalls of CREDAI Tirupati Property Expo 2026 at Sree Convention Centre in Tirupati on Saturday. Addressing the media, the Minister said, “Tirupati is currently one of the rapidly growing cities, boasting facilities such as spiritual tourism hubs, educational institutions, healthcare centres, industries, improved roads and an airport. It is emerging as a favourable hub for development.”
“Works on Amaravati has been progressing at a fast pace. If the capital city develops, the surrounding regions will also experience economic growth. With the efforts of government officials, all the construction works are on full swing. The real estate sector must play a pivotal role in realising the government’s objectives, including housing and infrastructure development,” Mr. Narayana added.
The Minister said that the government had introduced key reforms to restore the former glory of the realty sector, adding that they were streamlining building approval process, eliminating bureaucratic hurdles, and enhancing transparency in the giving the approvals. “The implementation of a free-sand policy has fostered growth in the construction industry,” he said.
The Minister further said, “We have implemented a self-declaration system for buildings up to 15 meters in height, eliminating the need for prior permission. We have delegated the authority to Licensed Technical Personnel (LTPs), engineers, and architects to issue building approvals. The government is also issuing approvals within 72 hours for buildings with more than 10 floors.”
“We have significantly reduced setback requirements for building construction and permitted balconies for non-high-rise buildings as well. We are offering various concessions to those who implement green building concepts,” he said, adding that the government was focusing on the development of other cities alongside the construction of Amaravati.
